Attorney advertising
This website is attorney advertising, published by Anderson Law Firm, 302 N. Weston St., Fountain Inn, SC 29644. The Responsible Attorney is James A. Anderson, Esq., SC Bar #76690.
Not legal or tax advice
The information on this site is general information about South Carolina law. It is not legal advice, and it is not tax advice. Property-tax, gift-tax, income-tax, and capital-gains consequences depend on facts specific to you. Please consult an attorney and your tax advisor about your own situation before acting.
No attorney–client relationship
No attorney–client relationship is formed until Anderson Law Firm completes a conflict check and an engagement letter is signed by both parties. Visiting this site, using the savings calculator, requesting a call, or calling the office does not, by itself, make you a client of the firm. The $2,495 figure is the informational flat fee for the service; this website does not take payment.
No guaranteed result
South Carolina’s 4% owner-occupied assessment ratio and the school-operating-tax exemption are administered by county assessors. Eligibility is determined solely by the county assessor, and depends on the beneficiary actually occupying the property as their legal residence. No result can be guaranteed. Prior results do not predict or guarantee a similar outcome in any other matter.
Savings figures are illustrations
Every figure shown on this site — including the calculator output and any typical-savings range — is an illustrative estimate. Millage rates vary by county, district, and year; the county figures used are placeholder averages that you can edit; and other exemptions and credits are not modeled. Assessment decisions are made solely by county assessors.
Scope of this flat-fee service
The 4% Residence Trust is a limited, flat-fee service covering the irrevocable residence trust agreement, the deed funding one South Carolina property into the trust, and support with the county 4% legal-residence application. It does not include Medicaid or nursing-home planning, tax return preparation, litigation, or advice about property outside South Carolina.
Jurisdiction
The firm practises in South Carolina. Nothing on this site is an offer to practise law in any jurisdiction where the firm is not licensed. The property to be placed in trust must be located in South Carolina.
